1 . PRE-OPENING OFFICE

筹建办公室

a) Introduction

简介

Depending upon type of hotel and location, hotel staffing commences as early as ten months prior to opening, in order to facilitate the start-up of hotel operations. Off-site offices will be required in order to house the pre-opening team consisting principally of Sales, Marketing, Human Resources and Executive Administration. These offices are required until the hotel is ready for occupancy (normally six months before soft opening). Although temporary, the offices are to be fitted-out and to function so as to fully support, without compromise, all office requirements. Included in this section is a generic pre-opening office schedule, which will be customized for the specific hotel project.

b) Site

Pre-opening offices shall be located adjacent, or as close as possible, to the hotel site. Proximity to the model room, for ease of access by Sales and Marketing personnel, is also beneficial.

c) Area

A typical pre-opening office requires approximately 295 m2 (3,215 ft2) based on a 300-room hotel. Add approximately 20% for circulation.

d) Parking

Provide an equal number of parking spaces to adequately accommodate pre-opening staff. Provide no less than twenty staff parking spaces, with five additional spaces for visitors. Parking area shall be well illuminated for maximum security, consistent with illumination levels described in the Design Standards.

e) Washrooms

Provide a minimum of one female and one male washroom, designed in accordance with local code requirements. Include a separate janitor’s closet with sink.

f) Lighting and Finishes

All floors shall be carpeted, with the exception of the washrooms, pantry, fax/copy and storage areas, which are to be finished in vinyl composite tile. Walls to be painted drywall. Ceilings to be acoustic tiles. Provide satisfactory general lighting. Additional task lighting required at each workstation. Office areas to be separately switched.

Small reception and waiting area to be provided near the entrance. Reception area layout to be visually separate from the balance of office space. Provide comfortable lounge furniture in the waiting area, with a telephone.

h) Beverage/Pantry Area

A small pantry area of approximately 5 m2 (55 ft2) is to be provided complete with full size refrigerator, sink with counter and cabinets above and below.

i) Stationery/Copying

A separate room requiring approximately 10 m2 (110 ft2) is to be provided to accommodate mail, copying, shipping and receiving functions. Copy area should include a counter with upper and lower cabinets (50% lockable). Equipment to include full size copy machine, fax machine, postage machine and a wall-mounted telephone.

j) Temporary Telephone Switch

Provide small PBX (PABX), or hybrid key system (e.g. Nortel Option 11, or Norstar 2), with thirty extensions and thirty central office lines with voicemail. In addition, provide separate lines for fax and modem. Central office service may be provided by a digital connection (T1 or E1) plus eight analog circuits. Optionally, a thirty-two analog circuit configuration is acceptable. Coordinate switch selection with local service provider and Four Seasons.

Provide two ISDN or two DSL internet connections from local internet service provider. Connection is to be terminated at a switch and routed to each individual workstation as per hotel configuration requirements, to be reviewed with Four Seasons prior to installation.

l) Power and Cabling

Provide the equivalent of three simplex power outlets and one voice data outlet at each workstation. Each workstation will require one voice and one data outlet. Each administrative assistant workstation and reception to be provided with two voice and two data points. All cabling to be terminated in a wiring closet located within the secured Four Seasons area. Wiring closet to be large enough to mount telephone switch, computer switches and two servers. Provide six duplex power outlets for this equipment. Incoming telephone and internet service should terminate in this room.

Owner is responsible to ensure that Contractor prepares a deficiency inspection schedule which reflects the mutually agreed handover schedule dates and provides adequate time for the building team to inspect deficiencies, complete remedial work and re-inspect. Given the size of most properties, this is a long and complex process, which requires detailed planning and disciplined implementation.

At the outset of deficiency inspection, Four Seasons shall participate in the inspection process with Owner’s building team, to establish an inspection protocol and set a quality standard which is then applied to the balance of the property by the building team (Owner representatives, Architects, Interior Designers, mechanical, electrical, plumbing and life safety Consultants and Contractor representatives). The building team is responsible to manage the process.

Contractor is responsible for preparing detailed, itemized inspection templates for guestrooms, public and back of house areas as well as building exterior and landscaping. Contractor to enter all deficiencies into a tracking computer program to allow sorting by sub-trades and efficient follow up during the re-inspection phase.

3. TRAINING SCHEDULE

Certain areas of the of the hotel are required in advance of others. It is common for Four Seasons to agree to a joint occupancy with the Contractor during construction. The following timeline identifies which areas are required. All areas turned over by Contractor must be complete, safely accessible and with fully functional MEP and life safety devices.

4. FF+E INSTALLATION AND OCCUPATION

a) General

Four Seasons will be permitted to occupy the building in stages as outlined in the turnover timeline (section

B-4) for the purposes of installing FF&E.

Contractor will be responsible for providing the Four Seasons FF&E team with the following services at no cost during the FF&E installation program:

i) Heating, cooling and humidity control as required to protect the FF&E.

iv) Removal of all packing cases, boxes, wrapping, off cuts and all other associated debris brought into the building by the FF&E installation team.

v) Exclusive use of at least two elevators during normal working hours and exclusive use of at least three elevators at all other times, including providing necessary elevator operators.

vi) A turnover timeline is included in the previous section, clearly indicating when areas of the hotel must be complete and turned over to Four Seasons by the Contractor for FF&E installations and operational training.

b) Installation and Occupation Requirements

i) Areas offered for FF&E installation and occupancy must achieve construction completion prior to acceptance by FSH. Construction Completion means that the specific area is fully operational and free of tradesmen, 100% complete with all deficiencies corrected and accepted by the Owner for installation of FF&E. Areas offered for acceptance must include completion of all MEP systems, including all system balancing and commissioning necessary to support occupancy of the area for the purposes of FF&E installation and training. Testing and certifying of all specialist equipment such as the kitchen, laundry, valet and other specialist equipment by consultants and local authorities is also required prior to acceptance.

ii) Where an area includes equipment, including specialist equipment supplied and installed under

an FF&E contract, all equipment must be connected, tested and fully operational when turned

over to Four Seasons, including:

Contractor is responsible for coordinating with the specialist equipment Contractors and Four

Seasons to ensure these requirements are met.

iii) Entire guestroom floors must be turned over at one time, including all guestrooms, corridors,

suites and service areas.

iv) A fully detailed turnover program detailing individual areas will be prepared and coordinated with the Contractor, nine months prior to opening and will include FF&E staging areas, FF&E access routes and security measures.

v) It is Owner and Contractor’s responsibility to obtain all necessary temporary or partial occupancy certificates.

5 . TURNOVER AND DEFICIENCY PROCEDURES

a) Summary

The purpose of this section is to provide direction in expediting the turnover process of guest floors from Contractor to Owner for the installation of FF&E. Owner must give Contractor the information required to complete the guest floors to a quality standard Four Seasons can accept. By establishing these standards and criteria with Owner and Contractor well in advance of turnover, it is likely that most deficiencies can be corrected during the initial inspection and remedial work period, thus allowing Owner to accept rooms that will require minimal additional work to achieve Four Seasons Perfect Room Standards.

The review and acceptance process has Owner, Architects and various Consultants inspecting the guestrooms and corridors to identify deficiencies or variances to the project specifications. A deficiency list is developed and issued to Contractor for action. This deficiency list becomes a road map for Contractor and, once complete, allows Owner to accept the room for the installation of FF&E.

在验收过程中,业主、建筑师和顾问检查房间和走廊的缺陷或与工程规格说明不相符之处。制作一份缺陷表交给承包人进行改正。此缺陷表是承包人工作的路线图,改正工作完成后,业主即可接收房间进行FF&E安装。

Upon completion of the FF&E installation, Owner offers the room to Four Seasons for final acceptance. The Four Seasons operations team then re-inspects the room and issues a second deficiency list which Owner will cause Contractor to correct. This does not include damage to the room as a result of this FF&E installation. Repair to rooms that have been damaged by the installation of FF&E is handled as a separate repair program by Owner and would be a billable repair by Contractor.

b) Control Room

Contractor shall finish the first available standard guestroom and Four Seasons Executive Suite in the hotel as control rooms. These rooms will be finished as soon as possible in advance of the general construction program. This will allow sufficient time for the review and approval of the complete installation inclusive of mechanical, electrical and plumbing (MEP) infrastructure and connections, construction assembly, architectural and interior finishes. These control rooms serve as a benchmark for the quality of construction

for the balance of guestrooms and suites.

The control room, once completed and approved for its architecture, finishes, MEP and FF&E, shall serve as the standard that Contractor must meet in all guestrooms. The deficiency review process shall focus on variances in the guestrooms being turned over from the approved control room. Where the guestroom offered for acceptance conforms substantially to the control room architecturally, the deficiency inspection

should be limited to finishes, FF&E and MEP items.

c) Procedures

The Hotel Director of Engineering, the Four Seasons Design & Construction Manager and FF&E Coordinator will all participate in the initial deficiency review of a representative control guestroom along with the Owner’s representatives, the Architect, Consultants and contractor. The purpose of this joint effort is to establish a standard for both Contractor and Owner’s representatives who will perform the deficiency inspections.

A deficiency list will be developed and given to Contractor for action. Frequently, a review of this type will not only identify certain deficiencies unique to the control room but will also highlight common deficiencies found in each room. The intent of the control room review is to establish the benchmark that Owner and Four Seasons mutually agree as well as identifying common deficiencies.

Once the deficiency list for the control room is established, Contractor shall work to correct the deficiencies

and then re-offer the room for a final review and acceptance. Concurrently, the Contractor’s quality control

team should be working to correct the common deficiencies identified in all other rooms that are substantially

complete. It is the intention of this program that Four Seasons participate in the initial deficiency review of

about 5% of guestrooms.

The room will be reviewed from two perspectives; architectural fixed décor and mechanical, electrical and plumbing systems.

All deficiencies are to be detailed in written format according to the above categories. Each item is to be numbered and the deficiency clearly identified referring to the construction drawings and specifications as necessary.

6 . CONSTRUCTION COMPLETION

建筑完成

Construction completion permits the soft opening of the hotel. A Four Seasons Hotel soft opening will require all areas of the hotel, support facilities such as staff housing, pools, landscaping, etc. to be complete, including deficiency correction, FF&E installation and training finished, with the possible exception of some guest rooms. Hence, soft opening can be defined as the point in time when all pre-opening activities are concluded. From a construction point of view, the pre-opening period consists of three milestone events for each area of the hotel:

The first is that construction is completed, deficiencies rectified and the area in question is turned over for FF&E installation.

The second is that FF&E installation is complete and the area in question is turned over for training.

The third and last is that training is complete for all areas during the pre-opening and hotel is ready to be

operated in a “soft opening” mode.

The Four Seasons philosophy is that guests must receive a level of service equivalent to a hotel that has been in operation for years. The soft opening mode, which is likely about two months long, is that operating period of time when Four Seasons controls the number of hotel guests and restaurant patrons and, hence, effectively controls their experience. As an example, initial operation of the restaurants limits the number of covers to 25% of capacity. The number of covers is increased gradually as the staff demonstrates the ability to provide appropriate service. The same approach applies to the guestrooms. When management determines that staff is adequately trained to operate the hotel at 100%, then the soft opening period has concluded and a “hard opening” is achieved, which coincides with the “Grand Opening” party.

While the soft opening may also appear as a training period, it is not to be confused with the specified training time during the pre-opening. The soft opening period is where staff refine the skills learned during training and develop their confidence to operate at full capacity.

7. TESTING, ADJUSTING, BALANCING AND COMMISSIONING

a) General

Contractor is required to provide the following services:

i) All Heating, Ventilation and Air Conditioning (HVAC), electrical and voice and data systems

are required to be adjusted, balanced and commissioned by a licensed and independent

Commissioning Consultant. Commissioning work shall not commence until all systems and

inter-related systems are substantially complete.

所有供暖, 通风与空调(HVAC)系统、电气系统、声音/数据系统都需经独立的试运行顾问进行调整、协配和试运作。试运作应在所有这些系统和相关系统实际完工后进行。

ii) Contractor is to engage and pay for the services of an independent HVAC testing agency to

perform the work as specified in part II of these Standards (Mechanical, Electrical and Plumbing

Standard). The testing agency is to be a firm regularly engaged in the testing, balancing, adjusting

and commissioning of heating, ventilation and air conditioning (HVAC) installations. The testing

agency shall be subject to the approval of Four Seasons but will report directly to Owner or his

representative. The approved testing agency shall have industry standard qualifications and

should provide a copy of current license and certificates.

承包人负责联系独立暖通测试机构进行本标准第二部分(机械、电气及水暖标准)中所列各项工作,并对其服务支付报酬。此检测机构应是经常从事供暖, 通风与空调((HVAC)系纺的测试、协配、调整、试运作的机构。测试机构的选择必经四季酒店批准,但其直接向业主或业主代表负责。经批准的测试机构应具有行业从业资格,并要提供有效的许可证和证书的副本。


8 . SUBSTANTIAL COMPLETION AND CLOSE OUT DOCUMENTATION

Three months prior to substantial completion, Four Seasons shall be provided with the following:

i) Two sets of operating and maintenance manuals for all mechanical and electrical equipment.

The manuals shall include shop drawings, descriptive and technical data, maintenance and

operating procedures, wiring diagrams, spare parts list, local suppliers for spare parts, and local

service representative contact information. Manual shall be assembled in 2” black loose-leaf

binders clearly identified as to their contents. Electronic copy of all above documentation to be

provided as well.

b) Completion/Close Out Documentation

Upon substantial completion, Four Seasons shall be provided by Owner/Contractor with the following

maintenance information:

i) Two sets of architectural, mechanical, electrical and interior design as built drawings. Drawings

shall be on mylar and shall be individually bound and clipped in sets. Electronic copy of all

drawings to be provided as well.

ii) Two bound summaries of all sub contracts awarded on the project, detailing type of sub-contract

iii) Two bound copies of all architectural and interior design material specifications used in the property, including small samples. This document is intended to allow patch and repair work by Four Seasons maintenance to conform to the original specifications for best blending effect.

所有工程建筑和室内设计中使用过的原材料(包括小样)的说明文件的复印件,装订成两册。这些文件将便于四季酒店在进行维护修补时选用与原规格说明一致的材料,取得最佳的修补效果。

iv) Two framed valve charts listing each valve by number, system and function.

9 . GUARANTEES AND WARRANTIES质保

a) General概要

Contractor shall guarantee the building free from defects for a period of not less than one year with the

exception of the items included in these Standards for which a longer guarantee period is specified.

承包人应保证建筑在不短于1年的时间内不出现故障;对于要求更长质保期的部分,本标将准确定质保时间的期限。

b) Standard Warranties

标准质保期

All systems and equipment are to have a one-year warranty except as noted below. Warranties are to

commence on the date of soft opening and to continue for a period of one year. Contractor is to make

allowance for systems and equipment being put into service for the purpose of beneficial use prior to soft

opening. In no case is the warranty period to begin prior to the hotel opening. Warranties shall include all

replacement parts and labour. Emergency service shall be provided at no cost during normal working hours for the duration of the warranty period. After hours service is to be available with the premium portion being a billable item at prevailing local rates.

c) Extended Warranties

Extended warranties must be co-signed by Contractor and Sub-Contractor/Supplier. Commercial

refrigeration and air conditioning compressors are to have an additional four-year warranty period, which

covers the cost of any replacement compressor. Labour shall be billable at prevailing local rates.

延长的质保期由承包人和分包人/供应商共同承担。商业冰箱和空调的压缩机的质保期须额外延长四年,质保内容覆盖更换压缩机的成本。劳务费按当地通行标准支付。

Internal waterproofing systems are to have an additional two-year warranty period, which

covers all costs to repair or replace any failed system.

Roofing systems are to have an additional nine-year warranty period, which covers all

costs to repair or replace any failed system.

Windows and curtain wall (exterior cladding system) are to have an additional four-year

warranty period, which covers all costs to replace any failed units.

d) Warranty Notice Database

维修通知数据库

The Warranty Notice Database is a post opening device designed to track deficiencies and warranty issues

that arise during the first year of operations (during the one year warranty period after opening).

维修通知数据库,是酒店开业后设计用于跟踪酒店在第一年营运中(也即开业后一年的质保期内)出现的缺陷及维修通知的。

The database is customized to each property and is managed by the Director of Engineering and can be

copied to others at his/her discretion. Home office has access to the database as well. The notices are

issued post-opening.

10. SERVICE CONTRACTS

a) General Note

Owner shall ensure that Contractor has all Sub-contractors prepare the following service contracts. All

contracts listed below are to be based on scheduling as determined by hotel operations, based on area

availability. Provide emergency service during normal working hours at no additional cost. Allowances to

be included for after hours service. Alternatively, after hours emergency service may involve a premium

portion, which is billable.

b) Pest Elimination

Provide a full clean-out of the facility prior to the installation of FF&E. Provide twice-weekly service or as

frequently as required if pests are evident for a period of one year after soft opening. Allowance should be

made for on going service to be performed after normal working hours during the first year of operation.

Provide for refinishing and restoration of all architectural and decorative metals after the installation of FF&E but prior to soft opening. Provide monthly cleaning of all architectural and decorative metals for a period of one year after soft opening. Prior to the end of the contract period all architectural and decorative metals are to be refinished as required. Metals subject to wear and tear such as entrance doors and elevator cab interiors shall have allowances to be refinished twice during the one-year period.

installation of FF&E. All materials are to be brought back to their specified condition. Provide monthly

polishing or honing for all high traffic areas as required for a period of one year after soft opening.

f) Elevators

During the initial warranty period, provide for complete testing, adjusting and preventive maintenance of

cost of all replacement parts and labour are to be included in the warranty and there shall be no allowance

charged to this contract. Contractor shall be responsible for local filing of all test reports and system

certifications that local authorities having jurisdiction require. Contract shall commence in conjunction with the one-year warranty from the date of soft opening.

and battery systems for a period of one year after soft opening. Contractor shall submit quarterly test

reports indicating operating conditions of all components. The cost of all replacement parts and lab our are

to be included in the warranty and there shall be no allowance charged to this contract.

h) Telephone Switch Systems

normal working hours, of all telephone switchgear and related systems for a period of one year after soft

opening. Cost of all replacement parts and labour are to be included in the warranty and there shall be

no allowance charged to this contract. Contractor shall submit quarterly test reports indicating operating

conditions of all components.

i) Building Management Systems

Provide preventive maintenance, testing and adjusting as per manufacturer recommendations of all BMS

and related systems for a period of one year after soft opening. The cost of all replacement parts and

labour are to be included in the warranty and there shall be no allowance charged to this contract. Provide

twenty-four hours of training to be scheduled by the operator. Provide for upgrades to system software and

hardware to ensure that the system is per the latest revision at the end of the contract period. Contractor

shall, during the contract period, update or create new system graphics and programming as requested by

Four Seasons. Contractor shall provide remote support and system back up as required. Contractor shall

submit quarterly test reports indicating operating conditions of all components. Provide emergency callback service during normal working hours at no additional cost. Contract shall commence in conjunction with the one-year warranty from the date of soft opening.

试运营开始后1年的时间内,根据生产商所建议的,对所有整个建筑物管理系统(BMS)及相关系统进行保养、测试和调整。更换零件的费用和劳务费用包含在质保服务内,本合同不提供津贴。按照经营者的安排,提供24个小时的培训。为系统软硬件进行升级更新,保证在合同结束时整个系统是最新式的。承包人在合同期内应根据四季酒店的要求更新或制作新的系统图表和程序设计。承包人应按要求提供远程支持和备份系统。承包人每季度应就所元件的运行状况提交一份测试报告。在正常工作时间免费提供紧急回拔服务。合同与一年质保期同时在试营业开始的日期生效。

j) Fire Alarm and Security Systems

Provide preventive maintenance, testing and adjusting as per the manufacturer recommendations, local

codes of NFPA, whichever is more stringent of all fire alarm, life safety and security related systems for

a period of one year after soft opening. Cost of all replacement parts and labour is to be included in the

warranty and there shall be no allowance charged to this contract. Cost of lab our for the bi-annual testing

and calibration of all fire detection devices shall be charged to this contract. Provide twenty-four hours

of training to be scheduled by Four Seasons. Provide for upgrades to system software and hardware to

ensure that the system is per the latest revision at the end of the contract period. Contractor shall, during the contract period, update or create new system graphics and programming, as requested by Four Seasons.

contract shall commence in conjunction with the one-year warranty from the date of soft opening.

k) Emergency/Standby Generators and Switchgear

generation/switching and fuel delivery systems. The cost of all replacement parts and lab our are to be

included in the warranty and there shall be no allowance charged to this contract. Contractor shall be

responsible for local filing of all test reports and system certifications that local authorities having jurisdiction require. This contract shall commence in conjunction with the one-year warranty, from the date of soft opening.

and ice making systems for a period of one year after soft opening. Contractor shall submit quarterly test

reports indicating operating conditions of all components. Cost of all replacement parts and labour are to be included in the warranty and there shall be no allowance charged to this contract. Contract shall commence in conjunction with the one-year warranty from the date of soft opening.

Initial warranty period is to cover complete testing, adjusting and preventive maintenance of all laundry

equipment and systems as per the manufacturer recommendations. Service shall be provided on a biweekly basis for the purpose of greasing and adjusting all rotating or gas/steam/electric fired equipment.

Provide forty hours of training on laundry systems, which will be scheduled by Four Seasons. Cost of all

replacement parts and lab our are to be included in the warranty and there shall be no allowance charged

to this contract. Contract shall commence in conjunction with the one-year warranty from the date of soft

opening.

n) Kitchen Systems

Initial warranty period to cover complete testing, adjusting and preventive maintenance of all kitchen

equipment and systems (except refrigeration) as per the manufacturer recommendations. Service shall

be provided on a bi-weekly basis for the purpose of adjusting all rotating, gas fired, steam fired and other

equipment so as to maintain the equipment. Provide forty hours of training on equipment, which will be

scheduled by Four Seasons. Cost of all replacement parts and labour is to be included in the warranty

and there shall be no allowance charged to this contract. Contract shall commence in conjunction with the

one-year warranty from the date of soft opening.

spa filtration and chemical treatment systems. The cost of all replacement parts and lab our are to be

included in the warranty and there shall be no allowance charged to this contract. Provide eight hours of

system training to be scheduled by Four Seasons. Contractor shall be responsible for local filing of all test

reports and system certifications that local authorities having jurisdiction require. Contract shall commence in conjunction with the one year warranty from the date of soft opening.

P) Water Treatment

Provide bi-weekly testing of all open and closed HVAC water distribution systems. Provide quarterly

laboratory analysis of systems chemical levels and corrosion rates on coupons. Provide a one-year supply

of all required chemicals to accomplish water treatment as per the manufacturer recommendations of the

various HVAC systems. Provide for one complete cleaning, descaling and disinfection of open systems.

Provide sixteen hours of training to be scheduled by Four Seasons and assist in certifying operator’s

employees if required by local authorities. Contractor shall be responsible for local filing of all test reports

and system certifications that local authorities having jurisdiction require. Contract shall commence in

conjunction with the one-year warranty from the date of soft opening.

Initial warranty period to cover complete testing, adjusting and preventive maintenance of all central chiller systems as per the manufacturer recommended schedule. Provide for one complete eddy current test of all chiller tubes and one annual cleaning of the tubes and water boxes. Work is to be scheduled by

Four Seasons as dictated by the seasonal demand for cooling. Cost of all replacement part and labour

is to be included in the warranty and there shall be no allowance charged to this contract. Contractor

shall be responsible for local filing of all test reports and system certifications that local authorities having jurisdiction require. Contract shall commence in conjunction with the one-year warranty from the date of soft opening.

r) MATV and Sound Systems

Provide for testing, adjustments and rebalancing of distribution systems as per the manufacturer

recommended schedules, but no less than two service visits during the one-year period. Cost of all

replacement parts and lab our is to be included in the warranty and there shall be no allowance charged

to this contract. Provide sixteen hours of system training to be scheduled by Four Seasons. Contract shall

commence in conjunction with the one-year warranty from the date of soft opening.

dry chemical, or Ansul fire suppression systems. Cost of all replacement parts and lab our are to be included in the warranty and there shall be no allowance charged to this contract. Contractor shall be responsible for local filing of all test reports and system certifications that local authorities having jurisdiction require. Contract shall commence in conjunction with the one-year warranty from the date of soft opening.

t) Fire Pumps and Delivery Systems

Perform one annual maintenance and testing by certified Contractor so as to comply with NFPA 20. Contractor shall be responsible for local filing of all test reports and system certifications that local authorities having jurisdiction require.

u) Water Storage Systems

Provide for one cleaning and disinfections of all wood or metal domestic water storage tanks. Provide

laboratory analysis of water samples to ensure water supply and storage facilities are safe. Contractor

shall be responsible for local filing of all test reports and system certifications that local authorities having

jurisdiction require. Allowances are to be made for this work to be completed after hours. Work will be

scheduled by Four Seasons.

Perform quarterly (or more frequent if required by code) cleaning and degreasing of all horizontal ductwork. Clean and degrease all fans, blower and deodorizing or smoke containment systems. Contractor shall be responsible for local filing of all test reports and system certifications that local authorities having jurisdiction require. Allowances are to be made for this work to be completed after hours and will be scheduled by the operator. Contract shall commence in conjunction with the one-year warranty from the date of soft opening.

11 . SHOP DRAWING SUBMITTALS

a) Contractor Submittal Responsibility

Four Seasons will review select shop drawing submittals to ensure that quality, durability and operational

efficiency have been addressed. This review is in addition to that of the appropriate Consultant. Comments

noted by Four Seasons will be incorporated onto the shop drawings after having been reviewed by

Consultant.
